  Full management service

1.) At all times act in a professional manner.

2.) Give free appraisal, valuation & advice on letting.

3.) Prepare brochure, and forward to awaiting clients on our mailing list.

4.) Ensure that the Landlord has complied with the relevant statutory obligations (with special emphasis to Gas, Electricity, Fire and Furniture Safety Regulations) (and supply the agent with copies)

5.) Advise the Landlord as to his statutory obligations in respect of letting the property

6.) Erect ‘To Let' Board; advertise the property in local newspapers and on our website.

7.) Identify appropriate tenants who are interested in renting the property.

8.) Tenant Credit Check and full reference report if required.

9.) Prepare Assured Short hold Tenancy Agreement.

10.) Draw up and agree a detailed inventory.

11.) Negotiate and agree between all parties the details of the proposed let.

12.) Collect the deposit payable by the tenant against non-payment of rent or damage to the premises and register it with the tenancy deposit protection scheme.

13.) Pay to the Landlord such rent, less any relevant deductions (where rents have been paid to the agents by cheque etc., the Landlord should wait until the money has been cleared in to the agent's account before any payments can be made.

14.) Visit the property to ascertain the nature and condition of the property for marketing purposes.

15.) Notify the Landlord of any maintenance problems which have been brought to the agent's attention.

16.) Carry out any necessary maintenance works which do not exceed the amounts stated above.

17.) Prepare the relevant contract documentation.

18.) Notification to service companies gas, electricity, water) & local authority of liability for the Council Tax Charge at commencement of the letting

Our Fee's

Half of first months rent min £300.00 amd 8% each month thereafter min £50.00

Garden & Cleaning

We can arrange garden maintenance & cleaning services if required with local firms.

Our Fee's
